Design Vision

This design transforms every outdoor surface of the property — front yard, both side yards, and the entire backyard — into a cohesive, modern hardscape environment that matches the home's contemporary architecture.

The backyard anchors the design with a 14' × 22' elevated paver landing stepping directly off the accordion doors, creating a seamless indoor-outdoor transition at 16 inches above grade. Structural retaining walls along the hillside slope frame the space while managing drainage through an integrated French drain system, reinforced with geo-grid for long-term stability.

Out front, existing concrete gives way to clean Dimensions 12 pavers with a decorative semi-circular tree border and underground plumbing for a future water feature. Low-voltage TruScape lighting ties the entire property together with warm 2700K illumination along steps, walls, and pathways.

Exclusions
  • Plants and landscaping are not included in this bid
  • Client is responsible for water feature purchase and delivery — Bayside will connect to installed water line
  • Existing rock and planter beds in the front entryway remain as-is
  • Decorative rock material allowance: up to $150 per cubic yard — overages added to project total
  • 10% discount is contingent upon payment via cash or check
  • Financing available: 11.99% APR for 60 months — est. $2,197.12/mo
